About the Project
This 270,000-square-foot headquarters is a meticulous study in maximizing impact with minimal intervention. The existing space’s cold, futuristic palette conflicted with the building’s warm, biophilic architecture. The project’s surgical interventions transformed this industry leading AI firm’s headquarters into a warm, hospitality-driven environment that blends harmoniously with its existing context. Rather than erase the past, the design team studied the building and its new users to develop a layered strategy, using lighting, finishes, flexible furniture, and spatial sequencing to shift how the space feels and functions while maximizing what already existed.
Targeted, high-impact interventions allowed the team to avoid full floorplate rework while still transforming performance and experience. Longevity, material integrity, and environmental responsibility guided every decision:
- 95% of existing partitions were retained and reintegrated
- 90% of general lighting was reused in place or strategically relocated
All systems furniture was reused, with workstation surfaces refreshed for added warmth and texture. Conference and huddle rooms were renewed through new finishes while keeping power distribution and infrastructure intact. Soft, informal lounges adjacent to workstations enable seamless transitions between deep focus and casual collaboration, supported by a curated art program that brings inspiration and belonging into daily workflows.
In the cafeteria, existing banquettes, cabinet frames, and kitchen infrastructure were preserved, forming the foundation for new millwork, warm wood tones, and expressive checkered tile. Elevated dining and lounge furniture shift the space from purely functional to an inviting hub for connection and community.
A previously humble rooftop catering station was reimagined as a sought-after destination for outdoor meetings, gatherings, and quiet, waterfront views.
With 100% of new wood sourced from FSC-certified forests and 115,000 SF of carpet tile containing post-consumer recycled content, the project delivers hospitality, warmth, and environmental resilience at scale.
